Congratulations on your decision to sell your own home.

This is a tremendous undertaking that requires time, knowledge and resources. It is not an event but rather a process consisting of various stages as: planning, preparation, marketing, negotiations, and closing.

I respect your desire to maximize the amount of money you will end up with. In fact, if I were in your shoes I would probably do the same and that's why I don't mean to discourage you from continuing along this course. However, this is a very complex venture and statistics show that many For Sale by Owners get frustrated with the lack of results and look for a local Realtor who can help them with the sale. Why?                     

Most For Sale By Owners are under the impression that as long as the home is listed on MLS ( potential buyers will be able to find the listing. What has been overlooked here is the fact that is simply an information gateway. The local real estate boards are responsible for collecting and maintaining the integrity of the data. The information gathered through the listing agreement is then transferred into the board's database and immediately available to all Realtors within the board. Only then, the information is transferred to the National database ( It is important to know that this is a one way street, the information from the national database is not transferred to the local boards.

It means that if your listing information is collected through the Toronto Real Estate Board, it will not be transferred to the Kitchener-Waterloo board. Since the Realtors usually have access only to one board's database, they will not be notified about your listing. Of course they can access the but it is highly unlikely. The site does not contain the same amount of information and is not searchable in the same way the local systems are.

According to many statistics most people do not move further than 11 km from their previous home, this is yet another reason why it is important to have your home listed with the local real estate board.
