Buying a home - first make a list

Finding the perfect home is not an easy task. Most buyers find that their expectations don't meet the reality and the more they look, the more disappointed they become. ...But, it doesn't have to be this way.

Here are the 3 things to make your home search effective.

1. Make a list of all the things that you would like to have in your new home. Start with everything that comes to your mind. Next, organize your list based on priorities - it is highly unlikely that you can find the home that meets all of your wants.

2. Discuss the list with your Realtor, find out if your expectations are realistic. Are there homes on the market that meet your criteria? How much do homes like this sell for? Ask your Realtor about the market conditions, are the prices going up or down? If you need to sell your home, ask about the selling process, you don't want to lose your dream home just because you can't sell yours. In most cases it is better to sell your home before buying a new one, but not always.

3. Get pre-approved for a mortgage. Knowing what you can afford is critical, you should never put an offer on a home without knowing what your mortgage payments will be.
