Many people only see a doctor when they are sick or have some other health concern.

On the other hand, some people visit a doctor regularly for check-ups because they want to maintain good health. Which do you think is the better approach?

The same thing is true when it comes to real estate. Even if you have no current plans to buy or sell a home, there are many reasons to talk to a Realtor regularly in order to maintain your good "real estate" health.

For example, you can:

  • Ask about the state of the local real estate market. What you hear on the national news will most likely be different from the reality of your local market. Rising prices in one neighbourhood may be counterbalanced by falling prices in another, do you know what happens in yours?
  • Find out what homes are currently selling for in the area. Most people are under impression that if the house was listed for $350,000 then it most likely sold for that much. In reality, many homes never sell and the ones that do, usually sell below or even above the asking price.
  • Learn what's currently available on the market. This is true, not just for your neighbourhood, but also the ones you may like to live in. You may be well aware of the homes that are along your well travelled routes but only if you see a "For Sale" sign, what if the sign is not there?
  • Get an assessment of the current market value of your home. Knowing what your home is worth will help you plan for the future. If you are going to remodel or renovate, it is important to get an advice on what to do and what NOT to do, to increase the value of your home.
  • Ask for a contractor recommendation.
The fact of the matter is - it is never too early to talk to a Realtor, do your check-ups regularly.
